Design-Assist / Design-Build / IPD
Design-Build contracts deliver comprehensive design, procurement and construction services, within a cooperative working environment.

Design-Assist, Design-Build, and Integrated Project Delivery (IPD) project delivery are some of the many types of construction delivery at which Cornerstone excels. We partner with project teams to provide comprehensive planning, design and construction services under one roof.

Design-build is a method of project delivery where a single entity–the design-builder–is contractually responsible for design and construction, giving the owner a single point of responsibility. Design-Assist, IPD and CM/GC have a similar approach, except that the designers have independent contracts with the Owner, creating more levels of responsibility but also more direct control for Owners. This approach allows for all the project participants to approach the project within an integrated team structure for the benefit of the Owner. Cornerstone has a successful track record of completing all of our projects using this integrated delivery philosophical approach.

We focus on listening to our customer’s vision and communicating these expectations throughout the design and construction process. Our goal is to offer the project team more flexibility, creating significant opportunities for innovation and creative solutions.
Through both formal and informal "Partnering,” and effective communication, we use our proven management systems and processes to meet your goals no matter the project delivery. Cornerstone’s approach to Design/Build, IPD, CM/GC types of project delivery all bring added benefits to the Owner.

Are we part of the project team within a typical delivery method or as we being integrated into a project multi-party collaborative delivery agreement?

Traditional Project Delivery
Design Assist/Design Build/IPD
Fragmented, assembled on "just-as-needed" or "minimum-necessary" basis, strongly hierarchical, controlled
Teams
An integrated team entity composed of key project stakeholders, assembled early in the process, open, collaborative
Linear, distinct, segregated; knowledge gathered "just-as-needed;" information hoarded; silos of knowledge and expertise
Process
Concurrent and multi-level; early contributions of knowledge and expertise; information openly shared; stakeholder trust and respect
Individually managed, transferred to the greatest extent possible
Risk
Collectively managed, appropriately shared
Individually pursued; minimum effort for maximum return; (usually) first-cost based
Compensation / Reward
Team success tied to project success; value-based
Paper-based, 2 dimensional; analog
Communications / Technology
Digitally based, virtual; Building Information Modeling (3, 4 and 5 dimensional)
Encourage unilateral effort; allocate and transfer risk; no sharing
Agreements
Encourage, foster, promote and support multi-lateral open sharing and collaboration; risk sharing

The table excerpted and modified from Integrated Project Delivery: A Guide (2007, AIA and AIA California Council) suggests some of the ways in which Design/Build, Design-Assist and IPD differ from traditional project delivery
